Summer 2018 continues to be a busy one from the corporate rental sector.Our Central London corporate desk, which incidentally has the largest team in the UK, has delivered 145 enquiries in the last week alone.  

It’s encouraging to see so many Blue Chip and FTSE 100 companies seeking properties for their senior personnel despite the Brexit deadline due in April 2019.

Esher, Cobham and Weybridge are the main areas of focus due to their amazing local lifestyle facilities, proximity to excellent local schools and swift commutable access to London.

Autumn Budget Stamp Duty Changes Published 22nd Nov 2017

On 22nd November it was announced that Stamp Duty is to be abolished for for all first-time buyers purchasing property of a value of £300,000 or less.

If you are a first-time buyer, we’re here to clarify the details of the changes and explain what it means for you.

What are the Stamp Duty changes?

From immediate effect, stamp duty will be removed for all first-time buyers purchasing property for £300,000 or less. What’s more for first-time buyers purchasing property priced up to £500,000 they will only pay stamp duty on the difference.

From 22nd November 2017 the new stamp duty bands and rates will be as follows:


Band                                                 Normal Rate 


First-time buyers less than £300k     0%
First-time buyers less than £500k     5% on proportion above £300,000
First-time buyers more than £500k   follow existing rates

What does this Stamp Duty holiday mean for the housing market?

The chancellor made a bold move to reduce stamp duty for all first-time buyers. Raising the threshold for SDLT to £300k for all first-time buyers forever will lift 80% of first time buyers out of the tax. To account for higher prices in some parts of the country, all first-time buyers buying property up to £500k will benefit from the £300k exemption. That means that 95% of first time buyers will benefit from the change.

As property prices have risen, an increasing number of first-time buyers are now paying Stamp Duty, indeed 80% paid Stamp Duty in 2017, compared to just 49% in 2007. This news will remove one of the hurdles facing first-time buyers and more movement in this end of the market is expected as a result.

Adam's London2Brighton Challenge 2014

I completed this very same 100k course last May, 2013, BUT, did so at a walk. This took 24 hours and 11 minutes and whilst I had trained for this, nothing had prepared my feet for the damage they would incur. Despite four previous years of climbing and reaching the top of 13 registered mountains, plus two failed attempts to summit Mont Blanc, weekly boxing training and still turning out every few weeks for Esher Rugby Club “Vets”, my feet had never suffered like they did during that London to Brighton Walk. I finished with 18 rancid blisters and I lost 7 toe-nails. So having gone through that I decided the only sensible thing to do was to enlist again to take up the same challenge but this time I would run it! Really clever thinking Adam! So, on Saturday 24th May 2014, I am intending to run a continuous 100k from Richmond Park in South West London to Brighton Racecourse in Brighton. The course takes me over a cross country route, over 62 styles (I counted them last year), many ploughed fields, mud filled tracks through woods in the dead of night and up the killer South Downs at the 89k mark. Hopefully finishing in the early hours of Sunday 25th May. I have never run more than two hours in one go before, so this may be several thousand steps too far for me. Training has started, as has the much needed diet. I have also stopped my social smoking (!!) and also cut down the wine intake dramatically to only two days a week.

I genuinely feel that this challenge is beyond my remit but I am going to do my very best. I recently lost my wonderful Dad but I know he will be driving me on when the time comes.  I will be running to support The Pituitary Foundation which is a charity that is, as some of you may know, extremely close to my heart. Their support was gratefully received when it was needed and more research is required in this field. I would be so grateful for any donations you can give, big or small, as they are a small charity that do so much good.

Thanks so much for your support. Naturally on the day….(if anyone wants to see me crawl across the line) I will be wearing Bright Neon Orange. ........ I will finish..... however, it is just a case of when and what day and what condition I do so). Bring it on!

Esher Rugby Club is delighted to announce a three year deal with CHK Mountford to be the main partner and first XV kit sponsor.

The deal will see the CHK Mountford logo appear on all first team clothing including match day shirts, shorts and training kit.

They was set up by former Esher player - our Managing Director, Adam Pigott, who has been keen to maintain strong links with the club.

Speaking about the partnership he said; “I have always been involved with the club since I joined as a player in 1990 when I was 26 and I started the business around the same time. I played my last first team game in 1997 but have been playing veteran’s rugby here ever since so I’m a long time member of the club.”

The CHK Mountford Surrey Classic Bike Ride 2014, in association with Esher Rugby Club, has a challenge for all abilities and will have three different and challenging routes, covering miles of the beautiful Surrey country side on Sunday June 29, 2014. The three one day rides are designed for all cycling enthusiasts, sportsmen and women who want to take on a challenge and at the same time raise some much appreciated funds for a highly deserving cause. Riders taking on the rides will have all food and support provided on route. The CHK Mountford Surrey Classic support team aim to take care of everything, so that riders can just concentrate on the event and enjoy the personal challenge ahead of them.

The event will start and finish at Esher Rugby Club, where all your supporters, friends and family will have the opportunity to see you go over the finish line, after your fantastic achievement and all riders will receive medals.

Here we are in the lovely British Summer at last, quite frankly there’s no better place to be than in Surrey’s lovely green pastures at this time of the year (weather permitting of course).  Well, the ‘property market’ has certainly been the main dinner party topic so far this year, it has every reason to be, as it’s so positive at long last.
Now that seemingly most of last year’s ‘patiently’ waiting Vendors have found their buyers, I am constantly hearing reports of a lack of new properties coming onto the sales market. This has driven prices high and way beyond the highs of pre ‘2007’. Is that a bad thing? Maybe, the lenders have certainly reacted quickly enough to try and stop a housing bubble by introducing the MMR (Mortgage Market Review), it will be interesting to see how this affects the sales market throughout 2014.
 
Surrey’s rental market
It’s extremely interesting to see what’s happening now in the rental market.  Surrey’s Estate Agents report high volume sales, surely rentals would be inversely proportionally affected, it makes sense, but no. Having analysed the last year over the previous year it highlights a very different picture to the one I expected to see.  In Surrey’s prime residential areas, during Spring 2012 to Spring 2013 it’s recorded that around 4,000 rentals were agreed, the same period over 2013 to 2014 saw only a slight reduction to around 3750. So with such an increase in sales, in parallel rentals have only marginally dropped overall by around 6%. In fact, interestingly the prime rental market (£4k - £9pcm) has fallen 15 % and the super-prime (above £9k) has fallen by 13% in 2014 which is lower than expected due to the surge in high-value sales in 2013/14. Yes, there has been many tenants leaving to buy their dream homes in the last six months, but there has certainly been no problem for landlords finding replacement tenants.

Renting has become a choice
As we all know, ‘prime Surrey’ attracts many corporate relocated families moving here for the excellent schools, transport links and all round wonderful place to live however, more and more local families are selling to rent and now the ‘Let Set’ (usually high earning professionals who can afford to buy but choose to let for flexibility and freedom) contribute to a rapidly growing share of overall business for letting agents.

Lack of a good choice of quality property to meet the demand has always been an issue in prime Surrey but it’s reported, landlords are expected to borrow £20b to fund Buy to Let properties in the UK in 2014, that’s the highest level since 2008. This is great news in order to meet the ever-increasing demand from Tenants.

July was full of distractions such as the World Cup in Brazil, Wimbledon, Henley and the British F1 Grand Prix, now that they are well out of the way, many of you can begin looking for a new home again!

Last month, I mentioned about the concerns I had with the MMR (Mortgage Market Review) as to its effects on the sales market. It’s now widely reported that only the lenders are remaining positive about this whilst estate agents, sellers, buyers, solicitors and even removal firms are all effected by it as it is inevitably creating a noticeable slowdown in the sales market,  just when it was all going so well!

If you are moving abroad and looking to sell rather than rent out your home, you may wish think again if you are returning. It seems the number of lenders is declining for expats looking for buy again in the UK so don’t get caught out. According to Moneyfacts there are now only 7 lenders - from 19 in 2004, who may consider expat mortgages. With a rising market in the medium term producing tax free capital growth, why wouldn’t you let?

Having looked over the last three month’s statistics amongst Surrey’s letting agents, the total number of new ‘prime’ rental tenancies (above £5,000 pcm) have actually dropped 51% over the same period in 2013. So what’s happening? Well, I know many tenants have bought properties during the last three months and this together with most of the accidental landlords having placed their properties back on the sales market - perhaps have now sold, largely accounts for this startling figure. On a more positive note, corporate tenancy renewals are on the increase and many relocation agents are back out again searching for executive homes. Overall, the number of rentals agreed in excess of £3k pcm in Surrey’s prime locations so far in 2014 are up 4% over last year so, tenants taking properties in the range of properties between £3k to £5k pcm has really taken a leap forward and continues to be in high demand.

We, in the industry, are often asked by clients why their properties do not achieve premium rents or create the same interest as some other listings do. To be fair, over the last three years tenant’s demands have become extremely high and their expectations simply have to be met in order to achieve top rental values. Dated bathrooms, old kitchens and poor décor will not attract the best tenant, so advice is; always refurbish the property before coming to the market, it really will pay off in the long run.

Summer 2018 continues to be a busy one from the corporate rental sector.Our Central London corporate desk, which incidentally has the largest team in the UK, has delivered 145 enquiries in the last week alone.  

It’s encouraging to see so many Blue Chip and FTSE 100 companies seeking properties for their senior personnel despite the Brexit deadline due in April 2019.

Esher, Cobham and Weybridge are the main areas of focus due to their amazing local lifestyle facilities, proximity to excellent local schools and swift commutable access to London.

Autumn Budget Stamp Duty Changes Published 22nd Nov 2017

On 22nd November it was announced that Stamp Duty is to be abolished for for all first-time buyers purchasing property of a value of £300,000 or less.

If you are a first-time buyer, we’re here to clarify the details of the changes and explain what it means for you.

What are the Stamp Duty changes?

From immediate effect, stamp duty will be removed for all first-time buyers purchasing property for £300,000 or less. What’s more for first-time buyers purchasing property priced up to £500,000 they will only pay stamp duty on the difference.

From 22nd November 2017 the new stamp duty bands and rates will be as follows:


Band                                                 Normal Rate 


First-time buyers less than £300k     0%
First-time buyers less than £500k     5% on proportion above £300,000
First-time buyers more than £500k   follow existing rates

What does this Stamp Duty holiday mean for the housing market?

The chancellor made a bold move to reduce stamp duty for all first-time buyers. Raising the threshold for SDLT to £300k for all first-time buyers forever will lift 80% of first time buyers out of the tax. To account for higher prices in some parts of the country, all first-time buyers buying property up to £500k will benefit from the £300k exemption. That means that 95% of first time buyers will benefit from the change.

As property prices have risen, an increasing number of first-time buyers are now paying Stamp Duty, indeed 80% paid Stamp Duty in 2017, compared to just 49% in 2007. This news will remove one of the hurdles facing first-time buyers and more movement in this end of the market is expected as a result.

Adam's London2Brighton Challenge 2014

I completed this very same 100k course last May, 2013, BUT, did so at a walk. This took 24 hours and 11 minutes and whilst I had trained for this, nothing had prepared my feet for the damage they would incur. Despite four previous years of climbing and reaching the top of 13 registered mountains, plus two failed attempts to summit Mont Blanc, weekly boxing training and still turning out every few weeks for Esher Rugby Club “Vets”, my feet had never suffered like they did during that London to Brighton Walk. I finished with 18 rancid blisters and I lost 7 toe-nails. So having gone through that I decided the only sensible thing to do was to enlist again to take up the same challenge but this time I would run it! Really clever thinking Adam! So, on Saturday 24th May 2014, I am intending to run a continuous 100k from Richmond Park in South West London to Brighton Racecourse in Brighton. The course takes me over a cross country route, over 62 styles (I counted them last year), many ploughed fields, mud filled tracks through woods in the dead of night and up the killer South Downs at the 89k mark. Hopefully finishing in the early hours of Sunday 25th May. I have never run more than two hours in one go before, so this may be several thousand steps too far for me. Training has started, as has the much needed diet. I have also stopped my social smoking (!!) and also cut down the wine intake dramatically to only two days a week.

I genuinely feel that this challenge is beyond my remit but I am going to do my very best. I recently lost my wonderful Dad but I know he will be driving me on when the time comes.  I will be running to support The Pituitary Foundation which is a charity that is, as some of you may know, extremely close to my heart. Their support was gratefully received when it was needed and more research is required in this field. I would be so grateful for any donations you can give, big or small, as they are a small charity that do so much good.

Thanks so much for your support. Naturally on the day….(if anyone wants to see me crawl across the line) I will be wearing Bright Neon Orange. ........ I will finish..... however, it is just a case of when and what day and what condition I do so). Bring it on!

Esher Rugby Club is delighted to announce a three year deal with CHK Mountford to be the main partner and first XV kit sponsor.

The deal will see the CHK Mountford logo appear on all first team clothing including match day shirts, shorts and training kit.

They was set up by former Esher player - our Managing Director, Adam Pigott, who has been keen to maintain strong links with the club.

Speaking about the partnership he said; “I have always been involved with the club since I joined as a player in 1990 when I was 26 and I started the business around the same time. I played my last first team game in 1997 but have been playing veteran’s rugby here ever since so I’m a long time member of the club.”

“I have always been involved with Esher and looked to back the club whenever I can, we opened our Esher office in 2008, our in Cobham office in 2011 and our core business has been in Surbiton ever since we opened. This is a great way to get some money back into the club and back the guys on and off the field.”

The CHK Mountford Surrey Classic Bike Ride 2014, in association with Esher Rugby Club, has a challenge for all abilities and will have three different and challenging routes, covering miles of the beautiful Surrey country side on Sunday June 29, 2014. The three one day rides are designed for all cycling enthusiasts, sportsmen and women who want to take on a challenge and at the same time raise some much appreciated funds for a highly deserving cause. Riders taking on the rides will have all food and support provided on route. Here we are in the lovely British Summer at last, quite frankly there’s no better place to be than in Surrey’s lovely green pastures at this time of the year (weather permitting of course).  Well, the ‘property market’ has certainly been the main dinner party topic so far this year, it has every reason to be, as it’s so positive at long last.
Now that seemingly most of last year’s ‘patiently’ waiting Vendors have found their buyers, I am constantly hearing reports of a lack of new properties coming onto the sales market. This has driven prices high and way beyond the highs of pre ‘2007’. Is that a bad thing? Maybe, the lenders have certainly reacted quickly enough to try and stop a housing bubble by introducing the MMR (Mortgage Market Review), it will be interesting to see how this affects the sales market throughout 2014.
 
Surrey’s rental market
It’s extremely interesting to see what’s happening now in the rental market.  Surrey’s Estate Agents report high volume sales, surely rentals would be inversely proportionally affected, it makes sense, but no. Having analysed the last year over the previous year it highlights a very different picture to the one I expected to see.  In Surrey’s prime residential areas, during Spring 2012 to Spring 2013 it’s recorded that around 4,000 rentals were agreed, the same period over 2013 to 2014 saw only a slight reduction to around 3750. So with such an increase in sales, in parallel rentals have only marginally dropped overall by around 6%. In fact, interestingly the prime rental market (£4k - £9pcm) has fallen 15 % and the super-prime (above £9k) has fallen by 13% in 2014 which is lower than expected due to the surge in high-value sales in 2013/14. Yes, there has been many tenants leaving to buy their dream homes in the last six months, but there has certainly been no problem for landlords finding replacement tenants.

Renting has become a choice
As we all know, ‘prime Surrey’ attracts many corporate relocated families moving here for the excellent schools, transport links and all round wonderful place to live however, more and more local families are selling to rent and now the ‘Let Set’ (usually high earning professionals who can afford to buy but choose to let for flexibility and freedom) contribute to a rapidly growing share of overall business for letting agents.

Lack of a good choice of quality property to meet the demand has always been an issue in prime Surrey but it’s reported, landlords are expected to borrow £20b to fund Buy to Let properties in the UK in 2014, that’s the highest level since 2008. This is great news in order to meet the ever-increasing demand from Tenants.

July was full of distractions such as the World Cup in Brazil, Wimbledon, Henley and the British F1 Grand Prix, now that they are well out of the way, many of you can begin looking for a new home again!

Last month, I mentioned about the concerns I had with the MMR (Mortgage Market Review) as to its effects on the sales market. It’s now widely reported that only the lenders are remaining positive about this whilst estate agents, sellers, buyers, solicitors and even removal firms are all effected by it as it is inevitably creating a noticeable slowdown in the sales market,  just when it was all going so well!

If you are moving abroad and looking to sell rather than rent out your home, you may wish think again if you are returning. It seems the number of lenders is declining for expats looking for buy again in the UK so don’t get caught out. According to Moneyfacts there are now only 7 lenders - from 19 in 2004, who may consider expat mortgages. With a rising market in the medium term producing tax free capital growth, why wouldn’t you let?

Having looked over the last three month’s statistics amongst Surrey’s letting agents, the total number of new ‘prime’ rental tenancies (above £5,000 pcm) have actually dropped 51% over the same period in 2013. So what’s happening? Well, I know many tenants have bought properties during the last three months and this together with most of the accidental landlords having placed their properties back on the sales market - perhaps have now sold, largely accounts for this startling figure. On a more positive note, corporate tenancy renewals are on the increase and many relocation agents are back out again searching for executive homes. Overall, the number of rentals agreed in excess of £3k pcm in Surrey’s prime locations so far in 2014 are up 4% over last year so, tenants taking properties in the range of properties between £3k to £5k pcm has really taken a leap forward and continues to be in high demand.

We, in the industry, are often asked by clients why their properties do not achieve premium rents or create the same interest as some other listings do. To be fair, over the last three years tenant’s demands have become extremely high and their expectations simply have to be met in order to achieve top rental values. Dated bathrooms, old kitchens and poor décor will not attract the best tenant, so advice is; always refurbish the property before coming to the market, it really will pay off in the long run.
